Permit Timelines for AZ Outdoor Projects — What Each City Actually Takes in 2026

Phoenix

Pool: 4–8 weeks. Ramada (with engineering): 6–10 weeks. Outdoor kitchen (gas + electric): 3–5 weeks. Walls under 4 ft: usually no permit required.

Scottsdale

Slowest in the Valley. Pool: 8–14 weeks. Ramada: 10–16 weeks. Plan-check rigor is high — incomplete submittals get rejected fast. We build in extra design-phase time for Scottsdale projects.

Mesa

Fastest in the Valley. Pool: 3–5 weeks. Ramada: 4–7 weeks. Online portal is efficient. Inspections scheduled within 48 hrs.

Chandler / Gilbert

Middle ground. Pool: 4–7 weeks. Ramada: 6–9 weeks. Gilbert occasionally hits 10+ weeks during high season (Feb–Apr).

Peoria / Surprise / Buckeye

Pool: 4–8 weeks. Outlying cities sometimes move faster due to lower volume, but inspection scheduling can lag.

Tempe

Pool: 5–8 weeks. Engineering-heavy review. Older neighborhoods often trigger historic-overlay reviews — adds 2–4 weeks.

What slows permits everywhere

Incomplete drainage plans. Missing engineering on retaining walls > 4 ft. Encroachment into setbacks. We pre-clear all of these before submittal so first review passes.
