HOA lighting check

Not sure if your HOA allows permanent trim lights?

Most Arizona HOAs treat exterior lighting under their architectural review process — with rules that vary widely on color, brightness, hours, holiday operation, and shielding for dark-sky communities.

Our HOA Lighting Prep tool builds you a submittal packet tailored to permanent trim lighting: the documents your ARC will ask for, the questions to ask before submitting, and a written project description you can copy into the application. If you have your CC&Rs or lighting rules, paste or upload them and AE will review the exact language with you.

  • Lighting-specific checklist (channel color, mounting, cut sheets, schedules)
  • Questions to confirm dark-sky, color, and hours-of-operation rules
  • Editable project description + AE contractor / insurance info
  • Optional: paste your CC&Rs so AE can review the exact language

This tool prepares submission materials. It does not interpret HOA documents as final, guarantee approval, or provide legal advice — the ARC controls the decision.

Free. No account required. HOA name and city are used only to prefill your packet — they are not looked up in any database.

What you should know before buying permanent lighting

No pitch yet. Here's what every homeowner should understand about permanent trim lighting — so you can compare any installer (us included) on the same terms.

01

It's not Christmas lights

Permanent trim is a low-voltage architectural system mounted in powder-coated aluminum track along the fascia — visible by night, nearly invisible by day. Different category, different lifespan, different price point.

02

Hardware quality varies wildly

AE LEDs' current standard permanent-trim configuration uses a 12-volt RGBW individually addressable system with approximately 12-inch light spacing, a dedicated 3000K soft-white channel, weather-rated IP68 light components, powder-coated aluminum track, and app-based control. Final product, spacing, controller, power supply, zones, and features are identified in the written proposal.

03

Install quality matters

System life depends on component quality, installation, electrical design, environmental exposure, operating schedule, and maintenance. Product and workmanship coverage are controlled by the written warranty terms. Ask any installer to show finished fascia close-ups in daylight.

04

Cost & comparison

Investment depends on linear footage, roofline complexity, story count, number of zones, controller and power requirements, and whether you add patio, soffit, or landscape extensions. We'll walk through current planning ranges and a written comparison to recurring seasonal-light costs — not a generic average.

See it live

AE LEDs in action

Permanent RGBW roofline lighting on a real Arizona home — millions of colors, animated scenes, and dim white light that reads as architectural, not holiday.

Animated color scenes

RGBW pixels running a preset scene — millions of colors, smooth transitions, individually addressable so you can zone the front elevation.

3000K soft white, everyday mode

The same fixtures on the dedicated 3000K soft-white channel — reads as clean architectural trim lighting, not holiday lights, for nightly use year-round.

Two years in — still performing

Owner walkthrough of an AE LEDs install after two years on the roofline. Runs every night — holiday scenes when you want them, accent and security lighting the rest of the year.

Why permanent

AE LEDs is our permanent trim and landscape lighting division — built to give you year-round lighting that actually adds value to your home.

Most people hear "permanent trim lighting" and immediately think Christmas lights. It's way more than that — a system that lives on your house all year and gets used for security, holidays, birthdays, sports teams, or just everyday accent lighting.

We coordinate these installations with specialized attention. We source the LEDs from vetted manufacturers under strict quality control, and track, wiring, housing, assembly, and programming are configured and tested by skilled specialists in Peoria, AZ.

This isn't box-store lighting you put up for a season and throw away. It's an architectural outdoor lighting system built for long-term reliability.

Quick highlights
  • 12-volt DC RGBW WS2812b individually addressable pixel LEDs — dedicated 3000K soft-white channel
  • Approximately 12-inch light spacing; approximately 0.96 watts per light
  • Approximately 180 programmed presets, depending on selected controller
  • Phone app control with AP (access-point) and Station connection options
  • IP68-rated LED modules, specified for Arizona conditions
  • Powder-coated aluminum track, color-matched to your trim

Warranty & lifespan. AE provides a one-year installation-workmanship warranty. Eligible LED modules include a five-year product warranty, subject to the signed agreement and manufacturer terms — this is a product warranty on covered modules, not a five-year workmanship warranty and not universal coverage for controllers, power supplies, or every system component. Manufacturer literature may rate eligible LED modules for up to approximately 50,000 operating hours under qualifying conditions; this is a manufacturer rating, not a guaranteed service life.

Damage from outside events or acts of Mother Nature — including monsoons, microbursts, wind, hail, lightning, flooding, dust storms, wildfire, earthquakes, falling objects, and other natural disasters — is not covered unless defective AE workmanship caused or materially contributed to the damage. Warranty determinations require human review by an AE warranty coordinator. Read the full warranty & care details.

FAQ

Permanent lighting, answered

Are permanent trim lights the same as Christmas lights?+

Not exactly. AE LEDs is a permanent architectural trim system installed along your fascia or roofline. It handles Christmas and holiday scenes beautifully — and the same channel covers everyday soft-white curb appeal, game days, parties, security schedules, and event lighting.

Can I use them as everyday soft-white lighting?+

Yes. The current AE LEDs standard configuration includes a dedicated 3000K soft-white channel for everyday architectural lighting; brightness and schedule are controlled from the app.

Will the system be visible during the day?+

The system is housed in a powder-coated aluminum track color-matched to your trim or fascia. When the lights are off it reads as a clean architectural line. We'll show daytime photos from real AE installs during your consultation.

How is the system controlled?+

Through a phone app — colors, brightness, zones, schedules, and saved scenes, with access-point and station connection options. Exact features depend on the specific product selected and approved in your written proposal.

How much does installation cost?+

Investment depends on linear footage, roofline complexity, story count, number of zones, controller and power requirements, and whether you add patio, soffit, or landscape extensions. See the Permanent Lighting Cost Estimator and the Permanent Christmas Lights Cost Guide for current planning ranges; your signed proposal contains final pricing.

Can it be installed on a two-story or complex roofline?+

Yes. Multi-story homes, gables, and architectural elevations are common AE LEDs installs; access and complexity factor into the proposal.

What happens if one section needs service?+

Permanent trim systems are designed for modular service. AE customers can request service through the AE LEDs support pathway; coverage details follow the signed agreement and the manufacturer documentation for the selected components.

What warranty applies?+

AE provides a one-year workmanship warranty on the installation. Eligible LED components carry a five-year product warranty under the applicable written terms. Other controllers, power supplies, and components may have separate manufacturer coverage. The signed agreement and product documentation control.

Does AE LEDs install commercial systems?+

Yes. Retail, restaurants, dealerships, offices, hospitality, and event venues are part of the AE LEDs commercial program. See the Commercial Permanent Lighting page or start a commercial inquiry.
