HELOC (Home Equity Line of Credit)

Variable rate, currently 8.0–9.5% in AZ. Interest-only payments during draw period (typically 10 yrs). Best when you have 20%+ equity and want flexible draw timing through a multi-phase build. Interest may be tax-deductible (consult CPA).

Cash-out refi

Replace your existing mortgage with a larger one. Worth it only if current rates are below your existing mortgage rate. In 2026 most homeowners with sub-5% mortgages should NOT refi — keep your low rate, use HELOC or pool loan for the project.

Unsecured pool loan (Lyon Financial, LightStream, HFS)

No equity required, no home as collateral. Fixed rate 7.5–12% depending on credit. 7–20 yr terms. Funds in days. Best for borrowers with strong credit who don't want to tie the home to the project.

In-house contractor financing

Some contractors offer 'in-house financing' that's actually a third-party loan with a markup. Always ask: what's the APR, what's the term, who is the actual lender, and is there a prepayment penalty? Compare against a direct pool-loan quote before signing.
