Reserve study integration
We start by reviewing the community's reserve study and aligning amenity scope with funded line items. A 5-year master plan lets boards budget capital assessments instead of emergency special assessments.
Resident-experience phasing
No HOA wants the pool closed in July. We phase amenity work for off-season (Nov–Feb) and split work so partial amenities stay open. Daily resident updates via email or community app.
Liability documentation
Every phase closes with a binder: ADA compliance, pool barrier inspection sign-off, equipment warranties, slip-resistance testing on new decks. This protects the board and the insurance file.
Vendor coordination
Pool, deck, ramada, lighting, irrigation, landscape, fencing — five different trades on most HOA projects. We GC the whole package so the board has one accountable contact.
