AE Outdoor Living stands behind covered workmanship issues within the scope of our signed agreements. Our warranty is designed to protect customers from legitimate workmanship issues while being honest about outdoor conditions, manufacturer products, living materials, owner maintenance, third-party work, pre-existing site conditions, and events outside AE's control.

AE will take responsibility for AE workmanship. AE will help customers route legitimate manufacturer claims. AE will not be responsible for neglect, misuse, lack of maintenance, hidden conditions, third-party work, owner changes, vandalism, acts of nature, terrorism, abuse, or conditions outside the signed scope.
How AE Warranty Coverage Works
This page summarizes AE's warranty and care requirements by service category. The signed project agreement, proposal, approved plans, specifications, allowances, exclusions, approved change orders, manufacturer warranties, product manuals, project-specific closeout documents, and written warranty documents control. If there is a conflict between this general website language and the signed project documents, the signed project documents control. AE warranty coverage applies only to work expressly included in the signed agreement and approved written change orders. Items outside AE's contracted scope are not covered simply because they are near, connected to, or affected by the project. Manufacturer warranties, material warranties, applicator warranties, and independent product warranties are separate from AE workmanship coverage unless the signed agreement expressly states otherwise. Nothing on this page is intended to limit any non-waivable rights a customer may have under Arizona law or through the Arizona Registrar of Contractors process.
Arizona ROC Rights and AE Written Warranty
AE's written warranty explains what AE voluntarily covers. Arizona Registrar of Contractors standards, licensing requirements, and customer complaint rights are separate from AE's written warranty and cannot be waived by website language.
Arizona customers may have rights through the Arizona Registrar of Contractors process. AE's warranty terms are intended to clarify our workmanship coverage, manufacturer warranty support, maintenance requirements, exclusions, and claim process. These terms do not limit any non-waivable rights under Arizona law. Customers may verify contractor license status and classification through the Arizona Registrar of Contractors.
What AE Covers
AE warranties covered workmanship issues within AE's contracted scope, subject to the warranty term, exclusions, maintenance responsibilities, manufacturer limitations, and project-specific written documents.
When a covered workmanship issue is confirmed, AE may determine the appropriate repair, replacement, adjustment, correction, or next step based on the project records, site conditions, product availability, manufacturer requirements, and the nature of the issue. AE may assist with manufacturer warranty documentation when AE supplied or installed the product. The manufacturer, supplier, applicator, or product provider determines coverage under its own warranty.

Customer Maintenance Responsibilities
Outdoor living projects require routine maintenance. AE's warranty covers covered workmanship issues within AE's contracted scope. It does not replace the customer's responsibility to properly maintain the project after turnover.
Depending on the item, maintenance may include watering, brushing, cleaning, pool chemistry, irrigation adjustments, filter cleaning, paver joint maintenance, turf grooming, lighting checks, gate/latch checks, drainage monitoring, plant care, equipment service, and other reasonable owner care.
Maintenance may be performed by the customer, AE, or another qualified provider, but the customer must be able to show that required care was performed. AE may request maintenance records, photos, videos, service invoices, water test reports, irrigation schedules, controller settings, turf care logs, product manuals, or other documentation.
Warranty service, replacement, adjustment, or repair does not restart, extend, or renew the original warranty period unless required by law or expressly stated in writing.
Additional Warranty Terms, Conditions & Customer Responsibilities
AE stands behind AE workmanship within the signed scope. AE will help route legitimate manufacturer claims. AE will not be responsible for neglect, misuse, lack of maintenance, third-party work, hidden conditions, owner changes, unsafe access, vandalism, terrorism, acts of nature, or conditions outside the signed scope.
Warranty Version and Project Applicability

AE may update its public warranty and care terms from time to time. The warranty version that applies to a project is the version incorporated into the signed agreement, proposal, closeout packet, or project-specific warranty document. Later website updates do not automatically expand, reduce, restart, or replace the warranty terms for an already-contracted project unless AE expressly agrees in writing.
When Warranty Coverage Begins

Unless the signed agreement states otherwise, AE warranty periods begin on the earliest of: • The substantial completion date; • The date of final walkthrough; • The date the customer begins using the completed work, product, system, or area; • The date AE makes the work available for use, even if minor punch list items remain. Minor punch list work, warranty adjustments, service calls, manufacturer claims, replacement work, or courtesy visits do not restart, extend, or renew the original warranty period unless required by law or expressly stated in writing.
Prompt Notice Requirement

Customers must notify AE promptly after discovering a possible warranty issue. Delayed notice may affect warranty coverage if the delay prevents AE from inspecting the condition, identifying the cause, reducing damage, preserving evidence, or correcting a covered issue before it worsens. Customers must take reasonable steps to prevent additional damage after discovering a potential issue. This may include stopping use of an unsafe or failing system, shutting off affected equipment when safe, restricting access to an unsafe area, or contacting the appropriate emergency, utility, or service provider when needed.
Inspection Required Before Warranty Coverage Is Determined

AE must be given a reasonable opportunity to inspect the claimed issue before any warranty decision is made. Warranty coverage is not confirmed until AE reviews the signed scope, project records, site conditions, photos, maintenance history, manufacturer information, and any third-party work or changes. If the customer repairs, removes, replaces, modifies, demolishes, drains, cleans, acid washes, pressure washes, cuts, relocates, disposes of, or otherwise alters the affected item before AE has a reasonable opportunity to inspect it, warranty coverage may be denied or limited. This term applies especially to pool finish issues, leaks, turf concerns, paver movement, irrigation failures, plant/tree claims, glass damage, lighting failures, equipment issues, and structural concerns.
Customer Access and Cooperation

Customers must provide reasonable access to the project area, equipment, gates, controls, attic/electrical areas when applicable, irrigation controllers, pool equipment, lighting controls, glass hardware, and other affected systems for inspection or service. Warranty review or service may be delayed or denied if AE cannot safely access the area, if gates are locked, if pets are unsecured, if tenants or property managers restrict access, if site conditions are unsafe, if required information is withheld, or if the customer refuses reasonable troubleshooting, inspection, documentation, or manufacturer claim steps. AE team members and trade partners must be provided a safe work environment. AE may pause non-emergency warranty review or service if the site is unsafe, if access is unreasonable, or if abusive, threatening, or unsafe conduct occurs.
Non-Covered Inspection, Diagnostic, and Service Charges

Submitting a warranty request does not automatically mean the issue is covered by warranty. If AE determines that a warranty request is not covered, inspection fees, diagnostic fees, trip charges, service charges, repair charges, replacement charges, material charges, emergency response charges, or travel charges may apply. AE may provide a paid service option when an issue is not covered by warranty.
Warranty Remedy

For a covered warranty issue, AE will determine the reasonable remedy. Depending on the condition, scope, product availability, manufacturer terms, site conditions, and project records, the remedy may include repair, adjustment, replacement, correction, manufacturer claim support, credit, or another reasonable solution determined by AE. Warranty coverage does not automatically entitle the customer to full replacement, upgraded materials, redesign, refund, replacement of unrelated work, aesthetic changes, or a different product than originally contracted.
Like-Kind Replacement and Product Availability

When replacement is appropriate, AE may use the same product, the same plant/tree type, the same model, or a reasonably similar equivalent if the original item is unavailable, discontinued, backordered, changed by the manufacturer, or no longer reasonably obtainable. Exact color, texture, sheen, grain, batch, dye lot, plant shape, growth habit, glass clarity, hardware finish, LED tone, paver shade, stone pattern, finish texture, or finish match is not guaranteed. Replacement is not an opportunity to change plant type, upgrade materials, redesign the project, change product selections, or substitute a different style unless AE agrees in writing.
Transferability

AE warranties apply only to the original contracting customer and the original project property unless the signed agreement or project-specific warranty document states otherwise. The limited lifetime structural pool shell warranty applies only to the original contracting homeowner and is not transferable unless AE expressly agrees in writing. Manufacturer warranties may have their own transferability rules. AE does not control manufacturer transfer policies. If the property is sold, transferred, leased, rented, or converted to short-term rental, commercial, event, or high-use activity, AE warranty coverage may be affected unless the signed agreement states otherwise.
Residential, Commercial, Rental, and High-Use Conditions

Unless the signed agreement states otherwise, AE warranty terms are based on normal residential use by the original contracting customer. Commercial use, rental use, short-term rental use, event use, public use, tenant use, unusually heavy use, or high-traffic use may require different warranty terms, maintenance obligations, materials, design standards, and service expectations. AE does not warrant damage, accelerated wear, misuse, abuse, neglect, or maintenance failure caused by use beyond the project's contracted design and intended use. This applies to pools, turf, pavers, glass barriers, gates, pergolas, outdoor kitchens, fire features, water features, lighting, and other outdoor living improvements.
Owner-Supplied or Customer-Directed Materials

AE does not warrant owner-supplied materials, owner-purchased products, owner-selected products outside AE's recommendation, used materials, salvaged materials, customer-provided fixtures, customer-provided appliances, customer-provided lighting, customer-provided plants, customer-provided glass hardware, or products supplied by others. If AE agrees to install owner-supplied or customer-directed materials, AE's warranty is limited to AE's installation workmanship only, and only to the extent the product, site condition, and installation instructions allow proper installation. AE is not responsible for missing parts, product defects, incorrect specifications, product incompatibility, late deliveries, shipping damage, discontinued parts, lack of manufacturer support, lack of replacement parts, or warranty claims controlled by the product seller or manufacturer.
Existing Work, Remodels, Repairs, and Project Rescue

For remodel, repair, service, takeover, rescue, or partial-scope projects, AE warranties only the specific work AE performs under the signed agreement. AE does not warranty existing work, prior construction, unknown installation methods, buried conditions, hidden defects, previous contractor work, owner work, abandoned utilities, existing plumbing, existing electrical, existing shell conditions, existing drainage, existing structures, existing waterproofing, existing finishes, existing irrigation, existing lighting, existing gas lines, or systems not expressly included in AE's signed scope. A repair to one part of a system does not create a warranty on the entire system. Photos, walkthroughs, consultations, estimates, diagnostics, and visual observations do not make AE responsible for hidden or existing conditions unless AE expressly assumes that responsibility in a signed written agreement.
Owner-Build, Guided-Build, Build With You, and Consulting Programs

When AE provides design, permit support, bid organization, documentation, consulting, guidance, owner-builder support, or other professional services without serving as the full-service construction contractor for the entire project, AE warranties only AE's written professional deliverables and services. Independent trades, owner-contracted contractors, suppliers, vendors, and manufacturers remain responsible for their own work, products, warranties, means, methods, safety, performance, schedule, and corrections unless AE expressly assumes that responsibility in a signed written agreement. Customers who want one contract, one warranty source, and one company fully responsible for all construction work should choose AE's full-service construction model.
Guardian, Client Care, Aftercare, and Maintenance Programs

AE Guardian, Client Care, aftercare check-ins, warranty routing, project records, reminders, annual reviews, maintenance roadmaps, service coordination, and maintenance support do not expand, extend, restart, or replace AE's construction warranty unless a signed written agreement expressly says otherwise. Client Care and aftercare services may help organize records, route issues, identify maintenance needs, coordinate service, and support long-term project ownership, but they do not make AE responsible for non-covered conditions, third-party work, manufacturer decisions, neglect, misuse, lack of maintenance, improper maintenance, vandalism, acts of nature, or maintenance failures. Paid maintenance programs cover only the services expressly included in the signed maintenance agreement.
Warranty Changes Must Be in Writing

Warranty coverage is created only by the signed agreement, approved change orders, written warranty documents, manufacturer warranties, and project-specific closeout documents. Website content, calculators, AI tools, chat responses, emails, texts, verbal statements, marketing content, social media posts, photos, examples, estimates, preliminary advice, troubleshooting suggestions, and informal communication do not expand, modify, or create warranty coverage unless incorporated into a written agreement signed by an authorized AE representative. No salesperson, project manager, installer, subcontractor, employee, vendor, or representative may expand, modify, extend, or waive AE warranty terms unless the change is in a written document signed by an authorized AE representative.
Maintenance Provider Choice

Required maintenance may be performed by the customer, AE, or another qualified provider unless the signed agreement states otherwise. AE may request reasonable proof that required maintenance was performed, including photos, logs, invoices, water test reports, irrigation schedules, turf maintenance records, equipment service records, pool service records, or other documentation. Damage caused by improper maintenance, lack of maintenance, incorrect service, third-party damage, misuse, neglect, or failure to follow care instructions may be excluded from warranty coverage.
Pool Barrier, Gate, and Latch Immediate Notice

Customers must regularly inspect pool barriers, gates, hinges, latches, locks, alarms, self-closing hardware, and self-latching hardware. If any gate, latch, hinge, lock, alarm, barrier, or safety feature does not operate properly, the customer must stop relying on that feature, restrict access to the pool area, supervise the area, and notify AE or the appropriate service provider immediately. Pool barriers, glass fencing, gates, latches, alarms, covers, and other safety features are important layers of protection, but they do not replace active adult supervision around water. Even when a pool barrier is designed or installed to meet applicable requirements, the homeowner remains responsible for supervising children, guests, pets, and anyone near the pool or water area; maintaining gates, latches, locks, alarms, barriers, and safety devices; complying with applicable state, county, city, HOA, and project-specific requirements; and using the pool area safely. A pool barrier is not a guarantee that drowning, injury, unauthorized access, or unsafe use cannot occur.
Account Status and Warranty Service

Warranty review does not waive any unpaid balance, change order, lien right, payment obligation, or other contract right. AE may defer non-emergency warranty service, courtesy service, or non-covered service while an account is past due, except where prohibited by law or where immediate action is required for safety or damage mitigation.
Manufacturer Warranty Claims

Many products installed by AE are covered by manufacturer, supplier, material, or applicator warranties. These warranties are separate from AE workmanship coverage. AE may assist with documentation and claim routing when AE supplied or installed the product, but AE does not control manufacturer claim decisions, processing times, replacement availability, labor allowances, shipping delays, discontinued parts, or manufacturer warranty exclusions. Manufacturer warranty support does not mean AE is responsible for the manufacturer's decision or for costs not covered by the manufacturer unless the signed agreement expressly states otherwise.
Future Code, HOA, Municipal, Utility, or Rule Changes

AE's warranty does not cover changes required by future code updates, HOA rule changes, municipal requirements, utility provider changes, inspection policy changes, insurance requirements, or changes in laws, ordinances, or enforcement practices after the work is completed unless the signed agreement expressly states otherwise. AE is responsible for the contracted work under the applicable scope and approved documents at the time of construction, subject to the signed agreement and applicable law.
Warranty Is Not Insurance or a Maintenance Plan

AE's warranty is not a property insurance policy, maintenance plan, service contract, or guarantee against damage, aging, wear, weather, misuse, neglect, acts of nature, vandalism, terrorism, theft, third-party work, or owner-controlled conditions. Outdoor living improvements require routine care, inspection, cleaning, adjustment, and maintenance after turnover.
Warranty Documentation and Review

AE may request photos, videos, maintenance records, service logs, product manuals, manufacturer documents, inspection notes, water test reports, irrigation schedules, turf care logs, app screenshots, equipment error codes, and other documentation needed to evaluate a warranty request. AE may document warranty inspections with photos, videos, measurements, written notes, manufacturer communication, trade partner feedback, or service reports. Failure to provide reasonable documentation may delay or limit warranty review.
What AE Warranties Do Not Cover
Unless the signed agreement expressly states otherwise, AE warranties do not cover damage, defects, failure, loss, or performance issues caused by:
- Owner neglect, misuse, abuse, abnormal use, lack of care, or failure to follow written instructions.
- Unauthorized repairs, adjustments, modifications, or third-party work.
- Work outside AE's signed scope.
- Pre-existing conditions, hidden conditions, buried debris, old utility trenches, unknown subsurface conditions, unsuitable soil, expansive soil, uncompacted prior fill, erosion, settlement, drainage issues, hydrostatic pressure, groundwater, or prior construction not performed by AE.
- Improper watering, overwatering, underwatering, irrigation shutoff, clogged irrigation, improper pool chemistry, improper startup, lack of brushing, improper cleaning, or lack of maintenance.
- Manufacturer defects, material defects, supplier delays, product discontinuation, dye-lot variation, natural material variation, or product warranties controlled by third parties.
- Normal wear and tear, fading, weathering, patina, mineral buildup, efflorescence, shrinkage, minor movement, cosmetic variation, or outdoor aging.
- Acts of nature, including monsoon events, wind, hail, lightning, flood, freeze, excessive heat, fire, dust storms, earthquakes, pests, animals, wildlife, or falling objects.
- Vandalism, theft, terrorism, civil unrest, impact damage, abuse, or misuse.
- Damage caused by pets, children, guests, tenants, landscapers, pool service companies, utility companies, other contractors, or property managers.
- Consequential damages, loss of use, inconvenience, water cost, utility cost, plant stress, aesthetic preference, upgraded replacement, or similar indirect costs unless required by law or expressly stated in writing.
If a customer believes there is a warranty issue, AE wants to know. We review warranty requests seriously and fairly. If the issue is covered, we will determine the appropriate repair, replacement, adjustment, or next step. If the issue is not covered, we will explain why and, when possible, provide a path for paid service, manufacturer support, or referral to the appropriate party.

Warranty
This warranty applies only to the structural pool shell built by AE as part of the original contracted pool construction scope. It does not apply to pool finish, tile, coping, decking, plumbing, electrical, equipment, plaster, pebble finish, stone, hardscape, drainage, landscaping, water features, or surrounding improvements unless those items are separately covered in writing. A covered structural shell issue means a confirmed structural failure of the AE-built shell caused by defective AE workmanship in the original shell construction.
Required Maintenance
- Maintain proper pool water level.
- Maintain proper drainage around the pool and deck.
- Keep deck drains, yard drains, scuppers, channel drains, and drainage paths clear.
- Do not drain the pool without professional guidance.
- Do not drill, core, anchor, remodel, or attach anything to the shell without written approval.
- Report unusual cracking, settlement, water loss, or movement promptly.
Records to Keep
- Pool service records.
- Water level concerns.
- Drainage or leak documentation.
- Photos of any crack or movement when first noticed.
What Is Not Covered
- Surface, shrinkage, cosmetic, finish, tile, coping, or deck cracks that do not constitute structural shell failure.
- Pool finish issues (plaster, pebble, discoloration, mottling, staining, scaling, etching, delamination, calcium, texture/color variation).
- Plumbing leaks, equipment leaks, electrical issues, light niches, returns, skimmers, autofill lines, deck drains, or penetrations unless separately covered.
- Damage from improper chemistry, improper startup, failure to brush, low water level, or failure to follow pool-care instructions.
- Damage from draining the pool without professional guidance.
- Hydrostatic pressure, groundwater, expansive soil, soil movement, settlement, erosion, flooding, washout, drainage failure, or subsurface conditions outside AE's contracted and engineered scope.
- Pre-existing site conditions, prior construction, hidden debris, buried organic material, old trenches, uncompacted prior fill, abandoned utilities, old footings, caliche/rock issues, or unsuitable soil conditions not visible or not included in AE's contracted correction scope.
- Damage from owner changes, third-party work, unauthorized repairs, remodels, additions, attached structures, heavy loads, impact, misuse, abuse, vandalism, fire, terrorism, civil unrest, acts of nature, monsoon events, flood, lightning, freeze, excessive heat, earthquake, or other events outside AE's control.

Important Pool Barrier and Water Safety Notice
Pool barriers, glass fencing, gates, latches, alarms, covers, and other safety features are important layers of protection, but they do not replace active adult supervision around water. Even when a pool barrier is designed or installed to meet applicable requirements, the homeowner remains responsible for supervising children, guests, pets, and anyone near the pool or water area; maintaining gates, latches, locks, alarms, barriers, and safety devices; complying with applicable state, county, city, HOA, and project-specific requirements; and using the pool area safely. A pool barrier is not a guarantee that drowning, injury, unauthorized access, or unsafe use cannot occur.
How to Request Warranty Service
Warranty and service requests must be submitted through AE's online warranty request process. This helps AE document the issue, review the project record, assign the right person, and respond clearly.
AE will review the request, project records, photos, warranty terms, maintenance history, manufacturer information, and site conditions to determine the appropriate next step. Submitting a warranty request does not automatically mean the issue is covered by warranty. If the issue is not covered, inspection fees, trip charges, service charges, repair costs, replacement costs, or diagnostic fees may apply.
Urgent Safety Notice
For active electrical hazards, gas smells, major leaks, unsafe pool barriers, gate/latch failures, structural movement, or immediate life-safety concerns, stop using the affected area or system when safe to do so and contact the appropriate emergency, utility, or service provider.
This warranty request form is not a substitute for emergency response.
Warranty Changes Must Be in Writing
No salesperson, project manager, installer, subcontractor, employee, or representative may expand, modify, extend, or waive AE warranty terms unless the change is in a written document signed by an authorized AE representative.

I acknowledge receipt of AE's Warranty & Care Details, version dated [insert date]. I understand that AE warranties covered workmanship only within AE's signed scope and that manufacturer warranties, material warranties, applicator warranties, product warranties, and independent trade warranties may be separate. I understand that outdoor living improvements require routine maintenance and that failure to maintain the work, failure to keep records, neglect, misuse, third-party work, owner modifications, hidden conditions, acts of nature, vandalism, terrorism, or conditions outside AE's contracted scope may affect warranty coverage. I understand that warranty requests must be submitted through AE's warranty request process and that submitting a warranty request does not automatically mean the issue is covered. I understand that AE must be given a reasonable opportunity to inspect the issue before warranty coverage is determined.
