How this calculator works
We use the standard fixed-rate amortization formula:M = P · i / (1 − (1 + i)−n), where P is the amount you entered, i is the monthly rate (your annual rate ÷ 12), and n is the number of monthly payments (years × 12). A 0% rate simply divides the amount across the payments. Total paid is the monthly payment × number of payments; total interest is total paid minus the amount. Fees, points, taxes, and program-specific costs are not modeled here.

How is the estimated monthly payment calculated?
The calculator uses the standard fixed-rate amortization formula M = P · i / (1 − (1 + i)^−n), where P is the amount you entered, i is the monthly rate (the annual rate you entered ÷ 12), and n is the number of monthly payments (years × 12). At 0% it simply divides the amount by the number of payments. The result is estimated principal and interest only.
