When you compare proposals, compare what each includes — the scope, the materials, the exclusions, the warranty terms, and how changes are handled — not just the price tag. A lower total can reflect different scope, so ask each builder to clarify the differences.

The honest version: Schools don't have a turf problem. They have a maintenance-budget problem, an irrigation-cost problem, and a 'this area is dirt by October' problem. Turf solves those when it's specified for the traffic it will actually take — and fails fast when someone bids a residential system for a campus. The two things that decide whether a school install lasts ten years are base depth and drainage, and those are the two things easiest to hide in a low bid. The AE school spec

  • Base: 3–4" compacted class II road base standard; 4–6" on high-traffic, field, and vehicular-edge zones.
  • Geotextile fabric over clay and caliche soils.
  • Turf selected per zone — face weight, pile height, backing, and warranty class documented in the proposal.
  • Playgrounds: ASTM F1292 rated pad, fall-height documented per installed depth; ASTM F1951 accessibility where specified.
  • Infill: cooler antimicrobial infill on people zones; graded silica on athletic areas; crumb-free playground infill where fall attenuation is required.
  • Drainage engineered per zone rather than assumed from the base.
  • Seams glued and grain-matched, staggered per manufacturer spec.
  • Edging: hidden nailer, concrete curb, or paver band per site condition.

Planning ranges for campus turf

  • Standard courtyard, quad, and landscape turf: $9–$13 / sq ft installed.
  • High-traffic recreation and PE turf: $12–$16 / sq ft installed.
  • Playground turf with ASTM fall-height pad: $16–$24 / sq ft installed depending on rated fall height.
  • Athletic field turf with shock-pad and GMAX testing: quoted per project.
  • Removal and disposal of existing failed turf: quoted per project after evaluation.
  • Volume pricing above 5,000 sq ft, written into the proposal — no back-office reconciliation.

Yes. We bid through district purchasing, general contractors, construction managers, and architects, and we can respond to an RFP, ITB, or RFQ scope. Every proposal is line-itemed — turf spec, base depth, pad system, infill, drainage, edging, warranty. Cooperative purchasing eligibility depends on the contract vehicle the district uses; we confirm that in writing per project rather than assuming it.

AE is a licensed Arizona ROC contractor, insured, and bondable. Certificates of insurance with the additional-insured language your district or GC requires are issued before mobilization. Bonding, fingerprint clearance, badging, and background requirements vary by district — we confirm and meet the specific requirements written into your project documents.

Most school turf work is scheduled for summer break, fall/spring break, or after-hours phased work. We set the phasing plan with the district facilities lead before contract so access, fencing, staging, and dust control are agreed in advance instead of negotiated mid-job.

Playground zones are installed to ASTM F1292 impact attenuation with the fall-height documented per installed pad depth, and to ASTM F1951 accessibility where the owner requires it. On heat: cooler-fired blades and lighter-color infill measurably reduce surface temperature versus standard turf, but no turf is cool in full Arizona sun — shade structures and, where appropriate, misting or a hose-down protocol are the real mitigation. We say that plainly instead of selling a 'cool turf' promise.

Yes — turf replacement and rehab is a large share of our commercial work.
