Seasonal Maintenance Calendar

When to rinse, reseal, and recheck — Arizona, month by month.

Outdoor living in the Valley runs on a different clock than the rest of the country. Monsoon dust, 115° UV, hard water, and pet traffic all hit on a predictable schedule. Use this calendar to know exactly when to rinse turf, reseal pavers, recheck infill, refresh polymeric joint sand, and prep equipment — before small issues become warranty claims.

Low maintenance, not no maintenance. This calendar is general guidance — your specific project, materials, pets, and usage may change the cadence. Care guides linked in the Resource Library below cover the how-to in detail.

Mar – May
Spring

Wake the yard up before triple digits arrive. The single biggest window for resealing, refreshing, and equipment service.

  • ·Reseal pavers (every 3–5 yrs)

    Spring is the ideal window — surface temps are workable, no monsoon dust, and sealer cures cleanly before summer UV. Check joint sand first.

  • ·Refresh polymeric joint sand

    Top off any joints showing depression, weed growth, or wash-out from winter rain before sealing.

  • ·Power broom turf + add infill sand

    Stand fibers back up after winter matting. Add silica infill if fibers are laying flat — typically every 2–3 years.

  • ·Pool equipment tune-up

    Inspect pump, filter, heater, salt cell, and automation before pool season. Replace cartridge if needed.

  • ·Outdoor kitchen deep clean

    Burner check, grease tray, gas line inspection, reseal stone countertops, descale ice maker.

Jun – Aug
Summer

Survival mode. Frequent light-touch maintenance beats one big fix. Monsoon dust loads up fast.

  • ·Rinse turf weekly (pets) / bi-weekly

    Hose down turf to flush dust, pollen, and pet urine. Use enzymatic deodorizer monthly in pet zones.

  • ·Pool chemistry 2x weekly

    Evaporation, UV, and bather load swing chemistry fast. Check chlorine/salt, pH, and water level.

  • ·Post-monsoon hardscape rinse

    After each haboob: rinse pavers, decks, glass, and lights to keep grit from grinding into finishes.

  • ·Clear drains before storms

    Confirm yard drains, scuppers, and downspouts are clear ahead of monsoon to prevent washouts.

  • ·Inspect glass + lighting after storms

Sep – Nov
Fall

Cleanup season. Reset everything storm season disturbed, and recheck what wears out over the year.

    Second annual brooming after summer use, monsoon debris, and pet traffic. Top up infill in high-traffic lanes.

  • ·Refresh polymeric joint sand

    Inspect paver joints for monsoon wash-out. Sweep in fresh polymeric sand and activate per manufacturer instructions.

  • ·Deep clean pavers + spot-treat stains

  • ·Pool filter teardown

    Full cartridge or DE filter cleaning. Inspect O-rings, gaskets, and valves before lower bather load season.

  • ·Lighting + low-voltage audit

    Walk every fixture, transformer, and connection point. Tighten connections and replace failed LEDs before holiday season.

Dec – Feb
Winter

Mild Valley winters are the right time for slower, detail-oriented work — and for prepping the kitchen for cold snaps.

  • ·Winterize outdoor kitchen lines

    On forecast freezes, drain ice maker, sink, and refrigerator water lines. Cover grills and protect stone.

  • ·Heater + spa service

    Highest-use season for spas and heated pools. Service heater, confirm freeze-protect mode on automation.

  • ·Reseal natural stone + countertops

    Cool, dry conditions are ideal for resealing flagstone, travertine coping, and stone countertops (every 1–2 years).

  • ·Glass deep clean

  • ·Plan spring resealing + repairs

    Schedule any paver resealing, turf top-ups, or warranty follow-ups now to lock in spring service windows.

Every 3–5 yrs
Reseal pavers + hardscape

Penetrating or film-forming sealer depending on product. Always reseal in spring or late fall — never in peak summer.

Every 2–3 yrs
Top up turf infill sand

Silica or coated infill keeps fibers upright, protects backing, and extends turf life toward the 10–15 year mark.

Every 1–2 yrs
Reseal natural stone

Flagstone, travertine coping, and stone countertops need penetrating sealer to resist staining and efflorescence.

Damage caused by neglect, improper use, lack of maintenance, acts of nature, third-party work, drainage issues, ground movement, modifications made after project completion, or work performed by others may not be covered.
