Where We Build

Arizona's premier outdoor living neighborhoods.

From the West Valley's master-planned communities to Scottsdale, Paradise Valley, and Arcadia's most coveted addresses — we design and build for the way Arizona's premium neighborhoods actually live.

West Valley

Newer construction, deep lots, and HOAs with design-review committees that care about paver color, ramada height, and glass-fence details. Front-yard scope is on the table here as often as backyard.

Scottsdale & Paradise Valley

Custom estates, hillside setbacks, and view corridors that drive pool placement, ramada orientation, and lighting layers. Town of Paradise Valley review adds a permitting layer most contractors underestimate.

Arcadia & Central Phoenix

Mature lots with heritage citrus and mesquites, tighter setbacks, historic-district overlays, and design languages that reward material restraint over spectacle. Renovation and phased scope are common.

Why neighborhood matters

Design that respects where it lives.

A Vistancia backyard is not a Silverleaf backyard. Setback rules, HOA design-review committees, hillside overlays, historic districts, lot orientation to Camelback or the White Tanks, view corridors, prevailing wind, and neighboring roofline heights all shape what a smart outdoor plan should be. We build for the specifics of your address — not a generic template dropped onto a satellite view.

  • HOA submittal packets prepared for your specific community's review board.
  • Municipal permit pulls in Peoria, Phoenix, Scottsdale, Paradise Valley, Fountain Hills, Cave Creek, Surprise, Buckeye, Goodyear, and every West Valley jurisdiction we work in.
  • Design language calibrated to your street — desert modern in Estancia reads different from desert modern in Arcadia.
  • Neighbor courtesy plans for narrow-access lots, hillside deliveries, and long-run pool builds.

FAQ

Neighborhood questions we hear most.

Which Arizona neighborhoods do you build in?

Across the entire Phoenix metropolitan area: West Valley communities including Vistancia, Sterling Grove, The Meadows, and Blackstone; Scottsdale and Paradise Valley estates including Silverleaf, Estancia, and FireRock; and Arcadia, Central Phoenix, and Paradise Valley proper. If your address is in metro Phoenix, we build there.

Do you handle HOA design-review submittals?

Yes. We prepare community-specific HOA packets — site plans, elevations, material samples, and design intent — and coordinate revisions directly with the committee. Every master-planned community has different requirements; we tailor the submittal to yours.

Do you pull permits in every Valley jurisdiction?

Yes. We regularly pull permits in Peoria, Phoenix, Scottsdale, Paradise Valley, Fountain Hills, Cave Creek, Surprise, Buckeye, Goodyear, and the surrounding West Valley cities. Each jurisdiction has its own inspection windows, and we schedule around them.

Does design language change by neighborhood?

It has to. Desert modern in Arcadia reads different from desert modern in Estancia — mature lots, historic overlays, and view corridors shape material palette, ramada scale, and paver color. We calibrate to your specific street and lot.

Do you build front yards and driveways too?

Yes. Full outdoor envelope — front yards, driveways, walkways, entry monuments, backyards, and pool decks. Front-yard scope is on the table as often as backyard in the West Valley.

My neighborhood isn't listed — do you still work there?

Almost certainly yes. The listed communities are where we have concentrated work; the full service area is the entire Phoenix metro. Reach out with your address and we'll walk your specific city, HOA, and lot.
