Annual Report — 2026 Edition

The State of Arizona Outdoor Living.

Every year AE publishes the data we wish we had when we started. Real Valley pricing, materials trends, HOA timelines, supply shortages, and the category shifts we're seeing across pools, lighting, glass, turf, pavers, kitchens, pergolas, and water features — drawn from our own build pipeline and Project Rescue diagnostics.

What changed in 2026

Six trends reshaping Valley outdoor spaces.

01

Pebble finishes officially eclipse plaster

For the first time, AE quoted zero plain-plaster interior finishes in 2026. Pebble Sheen and equivalents now represent 100% of new-build interior spec. Replasters trending the same direction as homeowners hit year-7 failures on builder-grade plaster.

02

Permanent RGBW lighting moves from upsell to default

Programmable RGBW permanent lighting was a 22% attach rate on AE builds in 2023. In 2026, it's 71%. Driven by app-controlled scenes, holiday programming, and the death of seasonal string lights.

03

Frameless glass barriers passed wrought-iron in 2025

Sonoran Glass & Fence installations on pool barriers and view fences outpaced wrought-iron new builds for the first time in 2025 and widened the gap in 2026. AZ pool-barrier code compliance and engineered hardware are the differentiators.

04

Splash pads are the fastest-growing category

Splash-pad and bubbler features were a fringe request in 2022. In 2026 they're attached to 1 in 6 AE pool / yard builds, driven by families with young kids who want water play without supervision overhead.

05

Outdoor kitchens stratified

Two clear tiers emerged: turnkey appliance islands ($18–35k) and engineered full kitchens ($55–120k+). The middle is collapsing — homeowners either commit to commercial-grade hardware or skip the kitchen entirely.

06

Cool-fill turf infill became table stakes

Silica-sand infill quotes from competitors dropped sharply across the Valley as homeowner awareness of surface-temperature differences grew. AE has refused silica installs since 2021.

Supply & lead times

What's tight, what's catching up.

  • 01

Stamped engineering for pergolas — backlog widened in Q2/Q3 monsoon prep season.

  • 02

Premium pebble finish crews — replaster demand outran available installers by ~15%.

  • 03

Pool-barrier-rated tempered glass — 2026 lead times still 6–10 weeks on custom runs.

  • 04

Pool equipment with variable-speed pumps — single-speed inventory cleared; pricing up 8–11%.
