What appraisers actually credit

  • Built-in outdoor kitchen w/ utilities: $8K–$20K.
  • Permanent structure (pergola/ramada on footing): $10K–$25K.
  • Designed landscape + irrigation: $5K–$15K.

What appraisers ignore
