New Home Builders in Arizona: what they finish, and what they leave to you.
Whether you're touring a production community in Buckeye or interviewing custom builders in Paradise Valley, the outside of the house is where new-build expectations most often break down. Below is a reference list of builders active in Arizona, what each type typically delivers outside, and how to plan the yard so it's ready when you move in — not three summers later.

- Arizona-built since 2005

What production builders typically include outside
- Front yard landscape to the community or HOA standard — granite, a few plants, and drip irrigation.
- A graded backyard lot with an engineered drainage path and release point.
- A covered patio slab where the plan or elected option includes one.
- Perimeter block or view fencing per the community standard.
- Hose bibs and, on some plans, a stubbed electrical or gas point for future use.
What almost always falls to the homeowner
- Backyard patios, paver extensions, and outdoor living space beyond the builder slab.
- Artificial turf or live turf, planting beds, trees, and backyard irrigation.
- Retaining, seat, and privacy walls, plus any grade correction you want for usable space.
- Pools, spas, splash pads, and the required pool barrier — including frameless glass fencing.
- Landscape and permanent architectural lighting.
- Ramadas, pergolas, shade structures, outdoor kitchens, and fire features.

Questions to ask your builder before you sign
- Where exactly is the drainage release point, and what grade must stay intact?
- Is the rear slab post-tension, and can I get the tendon layout in writing?
- What electrical, gas, and water stubs are available for future backyard scopes?
- What are the HOA submittal requirements and review timelines for backyard work?
- Which backyard options can only be bought through the design center, and at what price?
- When does the builder warranty period start, and what outside work affects it?
How custom builders differ
- Site work, grading, and drainage are designed for your lot, not a repeated plan.
- Outdoor living is usually designed with the house, so hardscape, pool, and lighting can be coordinated from day one.
- Trade partners are selected by the builder or GC — ask who carries the outdoor scopes and whether they run in-house crews.
- Schedules are longer, which means outdoor scopes can be sequenced properly instead of squeezed after close.
- Specifications matter more: base depth, drainage detail, glass thickness, and hardware should all be written into the scope.
How AE fits in
- We work as the homeowner's outdoor contractor after close of escrow, in any community.
- We also work as a trade partner for builders, GCs, and pool builders across the Valley.
- In-house installation crews on every project — no brokered labor.
- Published spec on every scope: base depth, materials, drainage, hardware, and warranty class.
- Published planning ranges instead of 'call for pricing.'
- David Bell — President, Southwest Hardscapes Association (13 years on the board, 15 years involved).
