A note on the numbers

This isn't a cost. It's an investment.

The figures on this page are real and we don't hide them — that's how AE operates. But we want to be honest about how to read them. Your retail or restaurant permanent-lighting project isn't a line-item expense; it's an investment in your home's value, your family's daily experience, and a space you'll use for the next twenty to thirty years.

When you compare bids, compare what you're investing in — the spec, the crews, the warranty, the company that will still be standing in year ten — not just the price tag. The lowest bid is almost always the most expensive build over time.

Retail & restaurants

Retail & Restaurant Permanent Lighting Arizona.

Storefront trim, restaurant patio perimeters, drive-thru canopies, dispensary and specialty-retail facades, and shopping-center monument accents — with per-tenant scene zones on a shared landlord controller, and seasonal color presets programmed at commissioning.

The honest version: Retail lighting fails when landlord and tenant scopes are wired to the same controller with no zoning. First tenant turnover breaks the whole scene stack. AE zones every tenant separately on the same shared controller, keeps landlord scopes (parapet, monument, drive-thru) on their own zones, and delivers a written scene book so leasing turnover doesn't take the lights with it. Bids are line-itemed by scope so landlord and tenant contracts stay clean.
01

Where we install

  • Strip-center and standalone retail storefronts.
  • Restaurant patios and outdoor-dining perimeters.
  • Quick-service drive-thru canopies.
  • Dispensary and specialty-retail facades.
  • Shopping-center pylon and monument accents.
  • Parking-lot entry-marker channel (where applicable).
02

Retail / restaurant spec

  • Powder-coated aluminum channel color-matched to storefront or brand standard.
  • Weather-rated LED modules; higher IP rating on drive-thru canopies (specifications vary by selected product).
  • Per-tenant zoning on a shared landlord controller.
  • Dedicated 120V tie-in from tenant electrical or landlord service.
  • Brand-color scenes programmed to hex/RGB spec.
  • Scene keypad, iPad, or manager-app control — matched to tenant workflow.
03

Landlord vs tenant scope

  • Landlord scope — parapet trim, monument accent, drive-thru canopy trim on shared drive lanes.
  • Tenant scope — storefront trim, patio perimeter, tenant signage accent.
  • Contracts line-itemed and billed separately for landlord vs tenant.
  • Per-tenant COI available on request.
  • Scene book scoped per zone so leasing turnover doesn't reset landlord scenes.
04

Seasonal & brand color scenes

  • Christmas, Halloween, Valentine's, Fourth of July presets.
  • Back-to-school, brand-launch, promo-week custom colors.
  • Everyday warm white as default scene.
  • Late-night dimmed amber for security.
  • All scenes scheduled or manual-trigger via keypad or app.
05

Landlord / operator deliverables

  • Line-itemed bid — landlord and tenant scopes separated.
  • Additional-insured COI to landlord and/or tenant ownership.
  • Written scene book — every scene documented, staff-training-ready.
  • Staff training at closeout for on-site GM or tenant lead.
  • AE 2-yr workmanship + manufacturer component warranty.
FAQ

Common questions.

Storefront trim on strip centers and standalone retail, restaurant patio perimeters, quick-service drive-thru canopies, dispensary and specialty-retail facades, and shopping-center pylon and monument accents. Bids come with per-tenant or per-building pricing.

Yes. Retail centers can be zoned per tenant so each store has its own scene keypad or app. Landlord-controlled zones (parapet, monument, drive-thru) are separated on their own controller so tenant turnover doesn't affect landlord scenes.

Yes — Christmas, Halloween, Valentine's, Fourth of July, back-to-school, and custom brand-launch color scenes are one-tap presets. Every scene is programmed at commissioning and scheduled or manually triggered by staff.

Drive-thru canopy trim is a distinct scope — dedicated 120V tie-in from the QSR electrical, higher IP-rated LED modules for exposure, and scene stacks matched to daypart (breakfast bright, dinner warm, late-night amber). Bids are structured to meet QSR corporate build standards.

Yes. Common landlord scope (parapet, monument, drive-thru canopies) usually goes first; tenant-level trim gets phased as tenants opt in, with per-tenant contracts and separate zones on the shared controller. Landlord and tenant scopes are line-itemed separately.

General liability, workers' comp, and auto, with landlord or tenant ownership entity added as additional insured on the COI before mobilization. Coverage limits sized to landlord requirements.
