A note on the numbers

This isn't a cost. It's an investment.

The figures on this page are real and we don't hide them — that's how AE operates. But we want to be honest about how to read them. Your commercial permanent-lighting project isn't a line-item expense; it's an investment in your home's value, your family's daily experience, and a space you'll use for the next twenty to thirty years.

When you compare bids, compare what you're investing in — the spec, the crews, the warranty, the company that will still be standing in year ten — not just the price tag. The lowest bid is almost always the most expensive build over time.

Commercial hub

Commercial Permanent Lighting Arizona.

The full commercial permanent trim and architectural lighting spectrum across Arizona — HOA and multifamily, hospitality, retail and restaurants, office and industrial, and municipal, church, and school facades. AE LEDs bids to CSI-formatted spec, commissions every zone on a documented scene book, and phases installs so the property never stops operating.

The honest version: Commercial permanent-lighting failures come from three places — under-sized power, an off-the-shelf residential controller pushed into a commercial workflow it was never designed for, or a bid team that mounts the channel and walks off without commissioning scenes with the operator. AE's commercial division designs the electrical, specifies a controller matched to how the property actually runs, and commissions each zone with a written scene book turned over at closeout. That's the difference between a system that works on install day and a system that still works two seasons later.

  • Municipal, church, school — city buildings, sanctuaries, gymnasiums, admin buildings, stadium entries.
02

Commercial spec (bid-ready)

  • CSI-formatted permanent-lighting section language (channel, LED module, controller, power, wiring, mounting).

  • Powder-coated aluminum channel color-matched to fascia, parapet, or trim.
  • Weather-rated LED modules and low-voltage wiring; specifications vary by selected product.

03

Controls & commissioning

  • BACnet, dry-contact triggers, or REST API integration into existing property automation where applicable.
  • Every scene programmed, tested, and photographed at commissioning.
  • Written scene book turned over to operator at closeout — every scene documented for staff turnover.

FAQ

Common questions.

The full commercial permanent-trim-lighting spectrum across Arizona — HOA and multifamily clubhouses and entry monuments, hospitality (hotels, resorts, restaurants, event venues), retail centers and restaurant patios, office parks and industrial facades, and municipal, church, and school buildings. AE LEDs is our in-house permanent RGBW trim system; commercial is a formal division with its own bid, insurance, controller-programming, and phasing workflow.

Yes. AE provides a spec-language permanent-lighting package — CSI-formatted section language for the channel system (fixture type, LED module, IP rating, controller, power supply, low-voltage wiring, mounting), submittal package (manufacturer data, warranty, installer qualifications, photometrics), and elevation drawings showing channel runs, controller locations, and power tie-ins. Owners' reps and GCs can plug it into an RFP.

Three things change on commercial. Power design — commercial jobs frequently need dedicated 120V circuits, sub-panels, or 20A tie-ins vs a single residential garage outlet. Controller architecture — commercial systems get scene keypads, staff iPads, BACnet or dry-contact triggers, and property-management integration vs a single homeowner app. And commissioning — every zone is commissioned with the operator and documented in a written scene book at closeout.

Yes. Hotel entries, HOA clubhouses, restaurant patios, retail plazas, and school facades get phased channel fabrication, off-hours mounting, and staged controller commissioning so guests, residents, tenants, and students keep moving. Property manager or GC gets the phase schedule with the bid.

AE 2-year workmanship warranty on the install (channel mounting, wiring, controller programming, and terminations), plus the manufacturer's structural warranty on the LED modules, channel, and controller (varies by selected product — typically 5–10 years). Sealant and mounting-hardware warranty tracks the manufacturer. All warranty docs registered and delivered at closeout with the scene book.

David Bell is current President of the Southwest Hardscapes Association — 13 years on the board, 15 years involved. On commercial permanent-lighting bids that credential signals AE runs a formal commercial division held to trade standards — not a residential holiday-light crew scaled up.
