Check options first: you do not need to wait for a final signed AE contract or upload a contractor bid just to start the HFS rate check. A rough project budget is helpful, but HFS says a contractor bid or signed agreement is not required to start.

  • Homeownership details or documentation only if the participating lender requests it

Exact requirements vary by participating lender, applicant, and program. A deed, appraisal, and home-equity documents are not universal HFS prerequisites for the personal-loan programs described; those programs do not require home equity or an appraisal. Homeownership may be verified by the participating lender.

    The HFS inquiry takes about 60 seconds and uses a soft credit check. It is an inquiry, not a loan application, and it does not affect your credit score.

    Review lender options

    HFS connects you with participating third-party lenders. As of July 2026, HFS states conditionally approved customers may be presented loan terms within 24 hours. Full approval and loan documents are still required.

    Decide with the lender's own disclosures

    Rates, terms, fees, payments, and funding come from the lender. Once fully approved, loan proceeds may be funded directly to the consumer's checking account. AE makes no approval, amount, or timing promise.

Borrowing above the project price

The 120% program feature, explained plainly.

As of July 2026, HFS states that some programs may fund up to 120% of total project cost — on a $100,000 project, that would be a maximum request of $120,000. This is a conditional program feature, not a guarantee: availability and amount vary by lender, program, and applicant, any amount above the project price is still loan proceeds you repay with interest, and lender approval and terms apply.
