Commercial Pool Deck Resurfacing — HOA, Apartment, and Resort Decks
A 12,000 sf apartment pool deck doesn't get resurfaced like a backyard. Here's how we phase, permit, and protect liability on commercial deck work.

Why commercial decks fail
Heavy foot traffic, daily chlorine splash, irrigation overspray, and 20+ years of unsealed concrete. By year 15 most apartment/HOA decks are spalling, cracking, and slip-hazard nonconforming.
Resurface options
- Paver overlay (1-3/8" Belgard porcelain) — best long-term value, 30+ yr life, ADA compliant.
- Cool-deck recoat — cheapest, 5–8 yr life, looks new fast.
- Acrylic broom finish — mid-range, 10–12 yr life.
- Full tear-out and re-pour — only when sub-base has failed.
Phasing for an occupied property
We phase in halves or thirds so the pool stays partially open. Containment fencing, daily dust-down, and posted notices to residents 7 days before each phase. Most 8,000–15,000 sf decks complete in 4–6 weeks.
Liability and ADA
Commercial pool decks must meet ADA accessible route requirements and slip resistance (DCOF ≥ 0.42 wet). We document compliance in the closeout binder for the property's insurance file.
